MAPRISE
AI × BIG DATA · Real Estate Due Diligence

Unlock hidden value in real estate, anywhere in Japan.

AI × big data, changing real-estate research. Over 100 data layers — zoning, hazards, land prices, regulations and more — on one map. Just ask the AI, and auto-generate DD reports.

Born in Kyushu. Built for Japan.

* Workflow improvements described on this site are what MAPRISE aims to deliver; actual results vary by usage.

AI × BIG DATA

Nationwide data, at this scale

The AI can answer because of the public data underneath it. MAPRISE brings the data real-estate research needs onto one map across all 47 prefectures.

Map layers you can overlay

AI × BIG DATA × DX

Three forces that take the legwork out of real-estate research

See what you could not see. Understand what you could not understand. And cut the effort from research to write-up.

AI

Just ask, and get the answer

An address and a question are all it takes. No menus to learn — the AI looks up the data and answers.

  • Ask about hazards, land prices and regulations in plain language
  • The AI also moves the map and explains features on the spot
  • Even “How much sun at the winter solstice?” gets a number (Starter+)
  • 12 analysis menus
  • Sunlight hours as numbers
A real screen around Hakata Station with flood and tsunami inundation and school districts overlaid, and a legend showing depths.

Big Data

See what you could not see

Public data once scattered across many sites, in 123 layers on one map. Overlay them and a site's risks and value come into view.

  • Overlay flood, tsunami, zoning, school districts and more at a glance
  • Compare up to four maps side by side, and trace a site’s history from the Meiji era
  • All 47 prefectures — transactions, 3D buildings, crime and accidents
  • 123 layers
  • 33 million+ records
The property survey report dialog on a real screen: choose a location and a format (survey report or disclosure document) to output.

DX

Hours of legwork, gone

Research, verify, write up. The chain of steps once done by hand now runs as one automated flow.

  • Pick a location and get a property survey report as PDF or Word
  • A reference checklist flagging which of the 64 laws may apply (Starter+)
  • Share properties, map views and reports across the team (Business+)
  • Auto PDF / Word
  • 64-law check

* AI answers, analyses and legal checks are reference information and may contain errors. Please confirm contract, investment and legal decisions yourself or with a specialist. Availability varies by plan (sunlight-hour answers: Starter and above; legal checklist: Starter and above; team sharing: Business and above). Screens are real MAPRISE screens.

MAPRISE transforms every step of real-estate due diligence

AI × big data: shorter time to research, verify and write up. An illustrative comparison of the old workflow against MAPRISE. Actual impact varies by environment and usage.

* Comparisons with the old workflow illustrate how the work changes; they are not measurements. Actual results vary by implementation and usage. * Data layers counts map layers that can be overlaid as data, excluding base maps, aerial photos and helper overlays (as of October 2026). * The disclosure legal check is available on Starter and above, and sunlight checks (shadows and sunlight hours) on Starter and above. * The rosen-ka card refers to opening the National Tax Agency rosen-ka map from an address search or a map click; MAPRISE does not calculate or store rosen-ka values.

Feature in depth

Four distinctive strengths — seen on real screens.

Every screen below is the live MAPRISE app (maprise.jp) — not a concept, but a product running in production right now.

MAPRISE four-panel split screen showing zoning, fire-prevention districts, official land prices, and land-price change simultaneously.
USP① Split-screenLive in production

Up to four maps side by side, on one screen.

Hazard maps, aerial photos, zoning, land prices — information you used to chase across separate sites, now compared at once in one place.

Sources: MLIT National Land Numerical Information (zoning, fire-prevention districts) / MLIT land price publication / GSI Hazard Map Portal (flood, steep slopes) / English base map: HERE

Land History DD Wizard around Tenjin, Fukuoka: Meiji-era wetlands, Meiji-era land use, 1945–50 aerial photos and the current aerial photo side by side, then aerial photos from 1945–50 to today.
USP③ Time-series & site-history DDLive in production

Trace a site’s history from the Meiji era to today.

What was here before? Reclaimed land, or a former wetland? Line up five eras of aerial photos and historical maps to read a site’s origins and risks in a few clicks.

Sources: GSI (aerial photos, historical maps) / MLIT National Land Numerical Information (flood-control landform classification, land conditions)

Disaster Risk vs Land Price analysis within 3 km of the map center (near Hakata Station), 2020–2026: a maximum impact of −12.7%, with bars by flood depth.
USP④ AI-driven analysisLive in production

Just ask — get a chart and an AI summary back.

“How do disaster risk and land prices relate around here?” — ask, and in seconds it aggregates the data and presents a conclusion alongside a chart. Answers are generated from data MAPRISE aggregates, but AI answers may still contain errors.

Sources: MLIT Real Estate Information Library (land prices, transactions) / National Land Numerical Information (hazards, facilities)

Analysis results are for reference only. Consult a licensed real-estate agent or specialist before any contract or investment decision.

App screen listing the 12 analysis menus — disaster risk vs. land price, safety vs. land price, livability scoring, land-price trends, population-change ranking, and more.
USP② One-stop DD + PDFLive in production

Turn a half-day property survey into a few-minute report.

Just pick from 12 analysis menus. Pull regulations, land prices, hazards, and future population for a single property, then auto-generate a PDF with a reference summary aggregating hazard, population, supply and ground indicators — ranging from a minimal set to around 20 pages, depending on the selected items.

ONE MAP, ALL OF JAPAN

Land prices across all 47 prefectures, on one map and one timeline

Overlay public land prices, prefectural surveys and transaction prices on one map and see how each area is moving in seconds. Even as land prices rise nationwide, the Tokyo area, the four regional cities and the rest of regional Japan move very differently. In Kyushu, where MAPRISE began, we also went further: structure and ground conditions building by building, down to cadastral parcels.
