Property purchase, financing, and development decisions require checking five things: legal restrictions, disaster risk, surrounding environment, market price, and long-term viability. Traditionally, a real estate professional has to pull source documents from 5–10 government and commercial sites and manually cross-reference them — about a full business day (8 hours) per property. This tutorial walks through the five steps of property due diligence common to real estate brokers, bank collateral evaluation, and homebuilder land acquisition, with the exact MAPRISE actions for each step.
Scenario
- Property: 200 m² lot in a commercial zone in Fukuoka City, 7 minutes' walk from the nearest station
- Goal: A homebuilder is considering a 3-story single-family subdivision. Can we build it? Will it sell? What are the risks? — answer in 3 hours.
Step 1. Legal restrictions (target: 20 min)
Start with "can we even build this?" Click the property location on the MAPRISE map, and a single popup gives you zoning category, building coverage ratio (BCR), floor area ratio (FAR), fire prevention zone, height district, urbanization control zone, and district plan — all at once.

For a 3-story single-family build, low-rise residential zones (Type 1 / Type 2) impose absolute height limits (10 m or 12 m), so you can instantly rule them out here.
Step 2. Hazard risk (target: 20 min)
Next, "is the disaster risk acceptable?" MAPRISE lets you toggle five layer types: flood inundation (max scenario), flood duration, inland flooding, sediment disaster warning zones, and tsunami inundation.
All three workflows need this — material facts disclosure for homebuyers, collateral risk assessment for banks, and construction spec decisions (foundation height, 1st-floor structure) for homebuilders.

Step 3. Nearby facilities and access (target: 30 min)
This is the "will it sell?" and "is it livable?" check. MAPRISE integrates:

For homebuilders, the property will be used for 30–50 years after handover, so locations with severe population decline may find it harder to maintain asset value, whereas population-stable areas carry comparatively lower risk.
